The site was formally occupied by the Preston and Northcote Community Hospital (PANCH) and was a well-known landmark site in Melbourne’s inner northern suburbs.
The redeveloped office building was previously used as a Medical Centre over two levels with undercroft car parking and internal pedestrian bridge link to the previous main hospital building.
To accommodate the new office use, the existing building was stripped back to its bare concrete skeletal structure, stripped of all facades, roofing, services and finishes. An extra 3 floor levels were added over the existing structure and the previous undercroft carpark infilled with a new slab and perimeter glazing, creating additional enclosed leasable floor space with ease.
In order to minimise the impact of the increase in building height and mass, the new upper floor levels main façade was designed as a portal frame floating above the existing podium as a separate element and setback from the existing neighbouring title boundary with a single storey residences in close proximity.
